I have rehabilitated close to 1,000 houses in my 35-year career as a real estate investor. I have never done a year where I didn’t do some rehabs, and there were some years when I did over 30. My goal is for 24 rehabs to make $50,000 each.

This has nothing to do with the pretty house.

I had no idea what I was doing when I started rehabbing houses in the 80s. It sucked up all my time and energy and I swore I wouldn’t rehabilitate another house.

The difference between what I know now and what I knew then is what makes me laugh. When I rehabilitate houses, there is almost nothing for me to do and yet I make more money than I did back then.

Today The Entire Process Requires About 3 Hours of My Time Per House

Here are my responsibilities from beginning to end…

I use my iPad about an hour a week to make offers.

I wait until one of those offers is accepted.

I personally visit the house to make sure I want it and if it is a go, I will send a $1,000 deposit.

A home inspection is ordered by my assistant.

I meet the contractor at the house about 2 hours later to give him the home inspection.

After negotiating with the contractor, I approve the bid.

I don’t do anything until the work is done and I send my listing agent to the house to do the final inspection and give the list to the contractor.

The only thing I can do is wait for a full price offer from the agent. My job is done. The closing is handled by the agent.

It will fix itself in time if I work with you to correct the mistakes I have made in the past. I know you don’t have anyone to delegate the small things, so it’s all you.

It was for me in the beginning.

You would have to agree with me that a $50,000 profit would make it worthwhile to spend the minimal time required and overcome the few obstacles to get your rehab business up and running. I will show you how I can be available to do that.

My $50,000 number is applicable to lower price markets where the median price is less than $200,000.

I expect you to make $100,000 on each renovated house. My family is making over a quarter million dollars per house.

We are in a good market to buy, fix and sell houses, but I don’t know how long it will last. I know this is the best time since 2005 to sell houses to qualified buyers, and I am not going to miss it. I hope you don’t.

I sold four houses in a week. I hear it all over the country.

FYI, most of my houses are done through my IRA, which means they are not taxed.

Imagine making $50-$100,000 per month and not paying taxes, legally.

If you aren’t rehabbing houses because you don’t have the money or don’t know where to get it, then stop. It is one of the easiest hurdles to overcome in the rehabbing business.

Your money won’t come from banks or loan sharks. Ordinary people are thrilled to get a good rate of return on well secured money to fund their purchase and rehabilitation, and then some, on every house.

Once they are mastered, you have created a business that will last you for the rest of your life regardless of the economic climate at the time and one that will make you more money than many top corporate CEOs.
